Front-yard carports are not authorized in residential zones because Section 17:9-19 keeps accessory structures out of front yards. Carports must remain open accessory parking structures; enclosing the walls to convert them into a garage or living space requires returning to zoning and UCC review. Driveway aprons and curb cuts serving the carport must comply with Plainfield's off-street parking and driveway standards under Chapter 17 and applicable NJDOT and county standards where the property fronts a state or county roadway.
Building or installing a carport without a Plainfield development permit under Chapter 17 or without a Uniform Construction Code building permit under N.J.A.C. 5:23 can lead to a stop-work order, code-enforcement summons, and required removal. Encroachments into front yards, into the three-foot side or rear setback, beyond the 35% accessory-coverage cap, or beyond the three-accessory-structure limit can be ordered abated by the Division of Inspections at the owner's expense. UCC violations carry penalties under N.J.A.C. 5:23.
