Open-sided carports attached to the principal residence are permitted to encroach on the side or rear setback only as expressly allowed by the underlying district standards. HOA and deed-restricted subdivisions may impose stricter carport rules that the city does not override.
Building or maintaining a carport that exceeds the size, height, location, or setback standards of Section 158.217 is a zoning violation enforced by Port St. Lucie Code Compliance through Notices of Violation and the city's Special Magistrate process. Fines may run daily until compliance is achieved, and the city may require removal of nonconforming structures. Building a carport without the required permit is a separate violation under the Florida Building Code and Chapter 150 of the Port St. Lucie Code. Liens may attach to the property if fines remain unpaid.
