Rialto's Building and Safety patio cover standard defines patio covers as one-story structures not exceeding 12 feet in height that may not be used as carports, garages, or storage rooms. In R-1 zones, Municipal Code Section 18.10.020(B) limits private garages to a capacity of three automobiles, and Section 18.10.030(F)(4) requires garages located in the side yard and opening into the street to be at least 18 feet from the side property line. Section 18.52.040 requires patio covers and enclosures to be at least five feet from side lot lines and 10 feet from rear lot lines. A carport demolished or converted for an ADU does not need to be replaced (Section 18.10.070(N)).
