Sioux Falls requires carports and other detached accessory structures to meet setback standards based on their location relative to the primary building and property lines, regulated under Chapter 160 Zoning.
Sioux Falls Code Β§160.507 (Location of Accessory Buildings) and Β§160.093 (Accessory Uses) govern carports. A detached accessory building closer than 10 feet to the main building must provide the same setbacks as the main building. Detached structures 10 feet or more from the main building and set back at least 60 feet from all front property lines may be built within 2 feet of side and rear property lines. Corner lots have special rules: where the 60-foot front setback can only be maintained from one front line, structures may be 2 feet from a side and 5 feet from a rear property line. A building permit is required for carports over 120 sq ft.
Violations of zoning setback standards subject property owners to code enforcement action, required removal or relocation of the structure, and fines up to $500 per day under the general penalty provision.
