Accessory structures in Bellaire are governed by Chapter 24 Article V Section 24-510 of the Code of Ordinances. For any accessory structure, a side yard of not less than three feet from any interior side lot line is required when the structure is located in the rear of the lot, defined as behind a line connecting the midpoints of the two opposite side lot lines. When any portion of an accessory structure sits in front of that midpoint line, the same side yard required for the main building applies. Accessory structures must also comply with the same height-setback rules as the principal structure on the lot. Bellaire adopted the 2024 International Residential Code, 2024 IBC, and 2023 NEC effective February 1, 2026, and building permits are processed through the SmartGov public portal at the Development Services Department. Homeowners may apply for a Homeowner's Building Permit only when the property is recorded as a homestead at the Harris County Appraisal District.
