TDC 5.010 regulates residential accessory structures, including sheds. No shed may sit in the front yard, and side and rear setbacks are at least 3 feet. A single shed is capped at 1,000 sq ft and 20 feet tall; building permits apply over 200 sq ft or 10 feet.
Under TDC 5.010(B), a shed must sit outside the front yard setback and outside the area between the street and the front building plane. Minimum side and rear setbacks are 3 feet. A single shed cannot exceed 1,000 sq ft, 25% of gross lot area, or 50% of the required rear yard, and is capped at 20 feet. Inside a side or rear setback, the cap drops to 10 feet and 200 sq ft. Cargo shipping containers are prohibited as accessory structures (TDC 5.010(B)(1)). Per the city's permit page, sheds over 200 sq ft or 10 feet tall require a building permit under TMC Title 15.
Sheds in the front yard, within 3 feet of a lot line, or exceeding 1,000 sq ft, 20 feet tall, or the cumulative caps in TDC 5.010(B)(3) violate code. Community Development can require removal and pursue penalties.
