Daytona Beach, FL Accessory Structures: Tiny Homes (2026)

Volusia County Land Development Code classifies tiny homes based on construction type. Foundation-built tiny homes must meet the Florida Building Code and local zoning minimum dwelling size, which varies by zoning district (typically 400-1,000 sq ft in unincorporated Volusia). IRC Appendix Q (adopted via Florida Building Code Residential) provides alternative standards for permanent tiny houses under 400 square feet, allowing ladder access, reduced ceiling heights in lofts (6'8" minimum), and smaller egress windows. Tiny Homes on Wheels (THOW) are classified as recreational vehicles under FL §320.01 and cannot be used as permanent dwellings in residential zones; they are restricted to licensed RV parks, campgrounds, or mobile home parks. DeLand has experimented with tiny home overlay zones.
