Georgetown regulates lot coverage through impervious-cover limits in UDC Section 11.02. Residential maximums range from 40% in RE up to 70% in TH, with RS at 55%; properties over the Edwards Aquifer follow a separate 70%/55% subdivision calculation. Section 6.05 also caps accessory-structure coverage at 30% of the rear yard.
Rather than a simple building-footprint cap, Georgetown controls lot coverage through impervious-cover limits in Section 11.02 of the UDC, adopted to manage stormwater and protect water quality (Texas Water Code Sec. 26.177). For residential zoning districts not over the Edwards Aquifer, Table 11.02.010.B sets maximum impervious cover by district: AG 20%, RE 40%, RL 45%, RS 55%, TF 60%, TH 70%, and MF-1, MF-2 and MH each 50%. Properties located over the Edwards Aquifer Recharge or Contributing Zones instead follow a subdivision-based calculation - 70% for subdivisions of five acres or less, and a blended figure (70% of the first five acres plus 55% of the remainder) for larger ones (Sec. 11.02.010). Impervious-cover credits and bonuses can adjust these figures, such as a 10% bonus for conservation subdivisions. Separately, Section 6.05.010.E limits accessory buildings and structures to no more than 30% of the rear yard, extendable to 50% to allow a detached two-car garage. These impervious-cover and rear-yard coverage rules are Georgetown's own UDC standards. The dimensional tables in Section 6.02 cross-reference Section 11.02 for the impervious-cover maximum rather than restating a percentage.
Paving, building, or otherwise covering more of a lot than the impervious-cover maximum for its district (or the applicable Edwards Aquifer calculation) violates Section 11.02 and can block plat or permit approval. Covering more than the allowed share of the rear yard with accessory structures violates Section 6.05.010.E.
