Maximum building height in Georgetown is set district by district in Chapter 6 of the UDC. The maximum building height is 35 feet in the RE, RL, RS, TF, TH and MF-1 districts (Sec. 6.02.030 through 6.02.080) and 45 feet in the MF-2 high-density multifamily district (Sec. 6.02.090). Section 6.04.030 explains measurement: building height is the vertical distance between the lowest finished grade at the edge of the building (or the base flood elevation where applicable) and the average height between the eaves and ridge line of a gable, shed, hip or gambrel roof; the highest point of a mansard roof; or the highest point of the coping of a flat roof. Roof parapets may exceed the limit by no more than ten feet (Sec. 6.04.030.A.4). Section 6.04.030.B exempts several features from height limits except in the Courthouse View Protection Overlay District, including electrical transmission lines; belfries, cupolas, spires, domes, monuments, chimneys and antennas; and mechanical appurtenances such as elevator bulkheads or water tanks that occupy no more than 33% of the roof area. For accessory structures, Section 6.05.010.D allows those measuring eight feet or less in height to be placed in the rear-yard setback up to three feet from the property line (but not into a public utility easement). These are Georgetown's own zoning standards.
Exceeding the district height limit (for example a residence over 35 feet in an RS district) is a zoning violation requiring a variance or redesign. Placing a tall accessory structure within the rear setback, or putting any accessory structure into a public utility easement, also violates Chapter 6.
