Building setbacks in Ocean County municipalities are governed by local zoning ordinances adopted under NJ Municipal Land Use Law (N.J.S.A. 40:55D-62). Toms River Township Zoning Schedule (§348) sets residential setbacks: R-200 zone 50 ft front / 25 ft side / 50 ft rear; R-75 zone 25 ft front / 10 ft side / 25 ft rear. Brick Township R-7.5 zone: 25 ft front / 10 ft side / 25 ft rear per §245 schedule. LBI oceanfront lots: borough zoning plus CAFRA (N.J.A.C. 7:7) requires substantial beachfront setbacks from mean high water, Dune Preservation Area setbacks, and FEMA V-Zone building elevation. Post-Sandy (2012) some shore municipalities adopted enhanced setbacks through Sandy Resiliency Ordinances. Pinelands Commission CMP (N.J.A.C. 7:50-5) imposes larger setbacks in Preservation and Forest Areas — some Manchester and Jackson residential zones require 100 ft from wetlands and 300 ft from threatened species habitat. Corner lot setbacks increase on street-facing side. Eaves, decks, and AC condensers may have reduced setback allowances under local bulk standards.
