UDO § 18-902 lays out a Design Regulations block for every one of Lakewood's residential zoning districts, and each block fixes its own minimum lot size and yard setbacks. In the R-40 (Residential) district, § 18-902B4 sets a 40,000-square-foot minimum lot area, a 150-foot minimum lot width, a 50-foot front yard setback, a 30-foot rear yard setback, and a 15-foot side yard setback with a 40-foot aggregate for both sides combined; accessory buildings get a shorter 10-foot side and rear setback. 5 each have their own Design Regulations subsection with different lot and setback figures.

Two ordinances have carved narrow corner-lot exceptions into these baseline numbers: § 18-900L lets a corner lot's non-address street frontage use the side-yard setback for accessory structures like pools if screening and sight triangles are maintained, and § 18-900M allows a 17-foot minimum front setback on that same subservient street frontage for an addition to an owner-occupied single-family home. Because the applicable setback depends entirely on which zoning district a lot sits in, anyone planning new construction or an addition needs to confirm the district designation on the zoning map before relying on any single setback figure.
