Setbacks are set by the city or township, not Washtenaw County. In Ann Arbor's common R1C district, buildings need a 25-ft front setback, 5-ft minimum single side (10 ft combined), and a 30-ft rear setback.
Ann Arbor UDC Table 5.17-1
R1C: minimum lot area 7,200 sq. ft.; minimum front required setback 25 ft.; minimum one side 5 ft.; total two sides 10 ft.; minimum rear 30 ft.; maximum height 30 ft. Setbacks shall be measured from lot lines to the base of the building.
In Ann Arbor's single-family districts (R1AβR1E), the maximum building height is 30 feet. Detached accessory buildings such as garages and sheds may not exceed 21 feet. Washtenaw County does not set these limits.
Ann Arbor UDC Sec. 5.16.6; Table 5.17-1
Accessory buildings shall not exceed 21 feet in height, except in the R-6 District accessory buildings shall not exceed 15 feet. [Table 5.17-1 sets a maximum height of 30 ft. for R1A, R1B, R1C, R1D, and R1E single-family districts.]
Ann Arbor's single-family districts have no flat lot-coverage percentage; coverage is controlled by minimum lot area, setbacks, and a rule that accessory buildings occupy no more than 35% of the rear required setback area.
Ann Arbor UDC Sec. 5.16.6
Accessory buildings may occupy rear required setback areas provided that such buildings do not occupy more than 35% of the rear required setback area and are not closer than three feet to any lot line.
