Hudson County, NJ Fence Regulations: Material Restrictions (2026)

Fence material regulation in Hudson County is purely local under the NJ Municipal Land Use Law (MLUL). Jersey City Zoning Ordinance permits wood (cedar, pressure-treated pine), vinyl, wrought iron, aluminum, and composite fencing in residential districts. Chain-link is allowed in rear yards but generally prohibited in front yards visible from the street in R-1 through R-4 zones. Hoboken's Zoning Ordinance §196 strictly limits fence materials in the brownstone residential areas and requires Historic Preservation Commission (HPC) review for any fence in historic districts including the Hoboken Historic District. Jersey City's historic districts (Paulus Hook, Harsimus Cove, Van Vorst Park, Hamilton Park, Bergen Hill, and Downtown Historic District) require HPC Certificate of Appropriateness before installing or replacing fences visible from public right-of-way.
