New Jersey requires smoke and carbon monoxide alarms in every home. Before any 1-2 family home is sold or re-rented in Camden County, the owner must get a state compliance certificate from the local fire official.
Under N.J.A.C. 5:70 (the NJ Uniform Fire Code), smoke alarms are required on every level including basements, and CO alarms near sleeping areas in homes with fuel-burning devices or attached garages. Alarms must be under 10 years old. Before selling, leasing, or a change of occupancy, owners of one- and two-family homes must obtain a Certificate of Smoke Alarm and Carbon Monoxide Alarm Compliance (CSACMAC) from the enforcing agency, evidencing compliance with N.J.A.C. 5:70-4.19. As of February 2025, the fire-extinguisher part of the certificate was repealed. This is a statewide rule—Camden County adds nothing separate.
A home cannot legally change occupancy without the certificate; failing an inspection blocks closing until alarms comply. Fees and re-inspection charges are set by the local enforcing agency.
