Renton, WA Garage & Yard Sales: Garage Sale Permits (2026)

Renton does not require residents to obtain a city permit or business license for occasional garage sales, yard sales, moving sales, or estate sales at their residence. The city allows up to three such sales per calendar year per residence, with each sale lasting a maximum of three consecutive days. Persons conducting garage sales more frequently or for longer durations may be classified as operating a retail business out of their home which would require home occupation approval under zoning code and a city business license, plus state tax registration if sales exceed thresholds. Permit-free garage sales are subject to general property and nuisance rules including sign code limits on on-premise signs and prohibition on signs in public rights-of-way, noise ordinance compliance during daytime hours, and parking restrictions that prohibit blocking driveways, fire hydrants, or sidewalks. Items sold must be personal household goods owned by the resident rather than merchandise purchased for resale. Large-scale community-wide neighborhood sales organized by an HOA or neighborhood association may be advertised more broadly but individual homeowners still operate under the same 3-sale annual limit.
