Section 10107(4) prohibits any outside appearance of a business use, expressly including signs, lights, and parking, so no exterior sign is permitted at all. A larger home occupation (with clients or a dedicated work area) may be allowed a modest identification sign, but only where the municipality's zoning ordinance permits it, and typically limited in size (often one to four square feet), non-illuminated, and flat against the dwelling. Because each of Lancaster County's 60 municipalities writes its own sign standards, check your city, borough, or township zoning ordinance for the exact allowable dimensions.
Posting a prohibited or oversized business sign is a municipal zoning violation. The local zoning officer can issue an enforcement notice ordering removal, with MPC district court penalties up to $500 per day for continued noncompliance.
