In unincorporated Adams County, a home occupation is allowed as an accessory use in the Agricultural and Residential zone districts, provided it stays clearly incidental and secondary to the home and does not change the dwelling's residential character.
Under the Development Standards and Regulations, home occupations are a listed accessory use in agricultural and residential zones (Section 4-03-03). The business must be secondary to residential use and must not alter the character of the dwelling. Activities must happen entirely indoors, no more than half the dwelling's floor area may be used, and there can be no offensive noise, vibration, smoke, dust, odor, heat, or glare noticeable at or beyond the property line. Marijuana businesses are expressly barred as a home occupation. Incorporated cities apply their own zoning codes.
Running a business that exceeds the home occupation limits or is not a permitted use in the zone district is a zoning violation subject to county code enforcement.
