Per Cook County policy, repairing or replacing a non-conforming deck, porch, or gazebo requires bringing it into compliance with current building codes and zoning ordinance. The permit process includes plan review, a building permit fee, and inspections (footer/foundation, framing, and final). Patios at grade level (concrete slabs, pavers) do not typically require building permits unless they affect drainage or are attached structures.
