For other material noncompliance, the statute uses a 30-day framework letting the tenant remedy the breach before termination. The statute does not say whether the 3-day count excludes weekends or holidays. If the tenant fails to pay within the 3 days, the landlord proceeds with a residential eviction in Justice Court, and may recover actual damages and reasonable attorney's fees.
