NRS 118A.330 requires a Nevada landlord to give the tenant at least 24 hours' notice before entering and to enter only at reasonable times during normal business hours, except in an emergency. The landlord may not abuse the right of access or use it to harass the tenant.
Under NRS 118A.330, a landlord may enter to inspect, make repairs, supply services, or show the unit to prospective buyers or tenants, but 'except in case of emergency, the landlord shall give the tenant at least 24 hours' notice of intent to enter and may enter only at reasonable times during normal business hours.' The statute also states the 'landlord shall not abuse the right of access or use it to harass the tenant.' A tenant may not unreasonably withhold consent, and in a genuine emergency the landlord may enter without notice or consent. The same section lets the landlord enter without consent if the tenant is absent and entry is reasonably necessary.
No specific statutory penalty. A tenant subjected to repeated unlawful entry or harassment may recover actual damages and obtain injunctive relief or terminate the rental agreement under NRS Chapter 118A.
