Clark County Code Chapter 7.100 requires a Short-Term Rental Unit license for any rental of 30 consecutive days or less in unincorporated Clark County including Paradise. The unit cannot be within 2,500 feet of a resort casino or within 1,000 feet of another STR.
Clark County Commissioners adopted Chapter 7.100 on June 21, 2022 to comply with Nevada Assembly Bill 363 (2021), which forced Clark County to regulate (rather than ban) short-term rentals. Eligible properties are single-family homes, townhouses, and condominiums in residentially zoned districts. §7.100 prohibits STRs within 2,500 feet of any resort casino — a buffer that disqualifies the vast majority of Paradise (the Strip resort corridor) — and within 1,000 feet of any other licensed STR. Each natural person or entity is limited to one licensed STR in unincorporated residential areas. The owner or a designated responsible person must be available 24/7 and able to respond to the unit within 30 minutes of a complaint. Advertising without a license is itself a violation. Hosts cannot rent to anyone under 21 and cannot rent a unit for use as a wedding venue, party house, or commercial event. The Department of Business License administers the program; suspension and revocation hearings go before the Business License Hearing Officer.
CCC §7.100.230(d)(1)(I) sets a fine of not less than $1,000 and not more than $10,000 for operating an unlicensed STR. Other violations carry a fine equivalent to the nightly rental value of the unit or room or $500, whichever is greater, for a first offense; subsequent offenses carry the nightly value or $1,000, whichever is greater. The County can also seek injunctive relief and place a tax lien for unpaid fines.
