Cary does not require short-term rental operators to carry a Town-mandated liability insurance policy, because the Town has not adopted an STR registration or permit program. Hosts should still carry adequate liability and short-term rental coverage; standard homeowner policies typically exclude commercial rental activity.
Because the Town of Cary has not adopted a short-term rental ordinance, there is no municipal certificate of insurance, minimum liability limit, or named-insured requirement for Airbnb or Vrbo hosts to file with the Town. The Cary Land Development Ordinance does not list short-term rental as a regulated use and the general Cary Code of Ordinances does not condition rental on proof of insurance. N.C. Gen. Stat. 160D-1207(c) also restricts how the Town could require participation in any rental program. Even without a Town mandate, hosts have meaningful exposure: most homeowners and landlord policies exclude or limit coverage when a dwelling is used for transient lodging, so a dedicated short-term rental endorsement, a vacation rental policy, or a commercial liability policy is typically needed. Airbnb's AirCover for Hosts provides up to $1,000,000 in host liability and host damage protection on covered Airbnb stays, and Vrbo's Liability Insurance program provides up to $1,000,000 per booking, but these platform programs are secondary to the host's own coverage and do not respond to claims arising outside platform-booked stays. HOA master policies do not cover individual unit owner liability, and many Cary HOA covenants separately require unit owners to maintain HO-6 or equivalent coverage. Hosts should also confirm their policy responds to guest injuries, alcohol-related claims, and contents loss.
There are no Town of Cary citations or fines specifically tied to STR insurance because no ordinance requires it. Failure to carry coverage exposes the host to uninsured liability claims from injured guests, third parties, or property damage, and may breach mortgage, HOA, or platform terms even though the Town does not enforce an insurance minimum.
