Dunwoody imposes no liability insurance minimum for short-term rentals because rentals of fewer than 30 days are prohibited under Chapter 27. There is no STR license to condition coverage on, and operating an unlawful rental voids most homeowner and platform host-protection policies.
The City of Dunwoody does not publish an STR insurance ordinance because the underlying use is prohibited. The Code of Ordinances forbids short-term rentals of single-family and multi-family residences for fewer than 30 days, so Dunwoody does not issue an STR-specific license that could require proof of coverage. Georgia state law also has no STR insurance mandate: O.C.G.A. 48-13-50 et seq. (Hotel-Motel Tax) and O.C.G.A. 48-13-50.3 (the $5 per-night State Hotel-Motel Fee) impose only tax-collection duties, and the 2025 Georgians First Residential Property Protection Act (HB 555) did not enact a statewide STR coverage floor. DeKalb County's 2025 Short-Term Rental Ordinance (TA-24-1246762, adopted July 24, 2025) does ask unincorporated-area operators for proof of insurance such as a declaration page, but that ordinance does not reach properties inside the Dunwoody city limits. Standard Georgia homeowner policies (ISO HO-3 and similar) generally exclude business or commercial use, including transient rental of fewer than 30 consecutive days, so a host operating in violation of the Dunwoody ban is unlikely to receive coverage for a guest injury or property loss. Airbnb's AirCover and Vrbo's platform liability product offer up to $1 million per occurrence but exclude unlawful operations and bookings made outside the platform.
Insurance is not separately enforced by Dunwoody because STR operation under 30 days is itself prohibited and enforced as a zoning violation by Code Enforcement (678-382-6890). Per O.C.G.A. 36-1-20 and Dunwoody Code, violations are punishable by fines up to $1,000 and/or up to six months in jail, with each day a separate offense.
