Freehold, NJ Short-Term Rentals: Insurance Requirements (2026)

Freehold Borough does not publish a city-specific liability insurance dollar minimum for short-term rentals. New Jersey's statewide floor applies: P.L. 2022, c.92 (signed August 5, 2022; effective November 3, 2022) amended N.J.S.A. 46:8-39 to require every owner of a rental unit to maintain liability insurance for negligent acts and omissions of at least $500,000 combined for property damage and bodily injury or death per occurrence. Owners of a 1-4 unit dwelling who occupy one of the units may carry a reduced minimum of $300,000. The certificate of insurance must be registered annually with the municipality where the rental is located - in Freehold Borough this is folded into the annual rental registration filed with the Construction & Code Office. Standard HO-3 homeowner policies typically exclude STR commercial activity, so most hosts purchase a dedicated STR rider or commercial liability policy. Platform programs like Airbnb AirCover or Vrbo Liability Insurance may not satisfy the statutory primary-coverage requirement.
