Asbury Park's Code Enforcement department requires applicants to submit proof of liability insurance as part of the STR permit application alongside the $500 initial fee ($100 renewal) and $40 zoning compliance fee. The city does not publish its own liability dollar minimum; instead it relies on the statewide floor in P.L. 2022, c.92 (signed August 5, 2022; effective November 3, 2022), which amended N.J.S.A. 46:8-39 to require every owner of a rental unit to maintain liability insurance for negligent acts and omissions of at least $500,000 combined for property damage and bodily injury or death per occurrence. Owners of a 1-4 unit dwelling who occupy one of the units may carry a reduced minimum of $300,000. The certificate of insurance must be registered annually with the municipality where the rental is located.
