Parma does not cap the number of nights a short-term rental can operate per year. Ohio has no statewide night-cap law. Operators may rent year-round subject to zoning and tax compliance.
Unlike some cities that cap STR operation at 90-180 nights per year, Parma has no such restriction. Ohio state law does not preempt or mandate any night cap. Operators can rent year-round provided they comply with zoning, Cuyahoga County bed tax, and Parma noise and parking ordinances. If the city passes an STR ordinance in the future, night caps could be introduced. Currently, the primary constraints are general zoning (STRs may not be a permitted use in all residential districts) and tax registration.
