Little Elm limits short-term rental properties to a maximum of five additional guest vehicles on-site, not including any vehicles owned by the property owner. This vehicle cap applies at all times during a rental period. Street parking restrictions and other town parking ordinances also apply to STR guests.
Under Little Elm's short-term rental ordinance (Ordinance 1673), no more than five additional vehicles are allowed at a short-term rental property, excluding vehicles owned by the property owner. This limit is designed to prevent neighborhood disruption from excessive parking associated with rental activity, particularly in master-planned communities like Paloma Creek, Eldorado, and Union Park where street widths may be limited. Hosts are required to maintain records of vehicle counts during rental periods. The general town parking regulations also apply to STR guests, including restrictions on parking in fire lanes, blocking sidewalks, and any applicable homeowner association rules. Violations of the vehicle limit are treated as STR ordinance violations subject to the progressive enforcement system. Repeated violations can result in escalating penalties from a written warning for the first offense to a permanent reapplication ban for the fourth offense. Street parking regulations under the general town code apply independently.
Up to $500 per offense. Progressive enforcement: warning, then 6-month, 1-year, and permanent reapplication bans for repeat violations.
