Shasta County requires at least one off-street parking space per approved bedroom for every short-term rental under Section 17.88.230(F)(8). Spaces may be covered or uncovered, tandem parking is allowed, and all required spaces must be on the rental property and meet County Code Chapter 17.86. Guests' trailers must be kept on the property or at a licensed off-site commercial facility.
Section 17.88.230(F)(8) governs parking for both vacation rentals and hosted homestays. A minimum of one off-street parking space, either covered or uncovered, must be provided for each approved bedroom offered for rent, and tandem parking is permitted. Off-street parking spaces already required for the one-family residence may be credited toward the short-term rental parking requirement. All required parking spaces must be located on the short-term rental property itself and must comply with all applicable regulations of Shasta County Code Chapter 17.86 (off-street parking). In addition, all guests' trailers must be accommodated on the rental property or off-site at a commercial facility that is legally permitted to accommodate trailer parking. House policies in each rental agreement must establish on-site parking policies and identify designated parking areas that adhere to these requirements, so guests know where they may and may not park. Because the ordinance ties the parking count to approved bedrooms, a larger rental must demonstrate proportionally more on-site parking before a permit is issued.
Providing fewer than one on-site space per approved bedroom, allowing guests to park off-property where prohibited, or accommodating trailers in violation of the rule is a violation of Section 17.88.230 and an infraction. Persistent parking problems can be cited and can support revocation of the permit or affidavit.
