Eastern Placer County STR operators register annually through the county's online program, submitting the property address, APN, local contact, occupancy, parking and trash details, plus passing fire inspections. Renewals require current inspections, an updated local contact, and the application fee.
Registration in unincorporated eastern Placer County is handled through the County's Short-Term Rental Program portal under Code Article 9.42. The application must include the rental address and Assessor Parcel Number, the local contact person's information, the number of bedrooms and maximum occupancy, the number and location of on-site parking spaces (or a county-approved off-site parking plan), proof of bear-box/animal-resistant garbage service with a photo showing the address, and proof of any primary-homeowner exemption. A passing exterior defensible space inspection (completed within the prior year) must be on file, and the interior Fire Life Safety inspection is scheduled after the application is submitted. The non-refundable application fee is $326.02, which applies to both new applications and renewals. Renewals require current passing interior and exterior inspections (each valid for three years), updated local contact information, a valid TOT certificate, homeowner-exemption documentation if applicable, and the $326.02 fee. Required postings inside the unit include the county sticker / bear-box magnet, the 'Good Neighbor' flyer, and posted noise limits. Permits may be suspended if valid inspections are not maintained. The total number of residential STR permits is capped at 3,900 (excluding owner-occupied STRs), so registration availability can be limited once the cap is reached.
Failing to register, providing false information, or letting inspections lapse can result in permit suspension or revocation and penalties under Section 9.42.100. Required postings must remain in place inside the unit.
