Chapter 55 zoning amendments have introduced mixed-use districts (MU and CC) along the corridor that allow ground-floor retail with residential above, reduced parking ratios, and pedestrian-friendly design standards. Density bonuses can be earned through affordable housing, structured parking, and public-realm contributions. Projects still require site-plan review through the Planning Department.
Failure to comply with form-based design standards can delay site-plan approval. Building without permits in mixed-use districts carries Chapter 8 fines of up to $500 per day.
