Avondale's Zoning Ordinance does not set carport-specific residential setbacks, so carports follow the general accessory building and parking rules. In single-family districts they generally must meet required yards, while Section 28-133(d) lets covered parking canopies encroach into side and rear setbacks only in non-residential districts.
Avondale regulates carports through its accessory building and off-street parking provisions rather than a dedicated carport ordinance. Section 28-133(d) addresses covered parking canopies, but only outside single-family residential districts: in all zoning districts except Single-Family Residential, covered parking canopies may be located within required side and rear setbacks unless a landscape buffer is required. In single-family neighborhoods, a carport is treated like other accessory structures, so it generally must meet the dwelling's required yards and the front-yard and height limits in Section 28-133, where buildings accessory to a residence are capped at 15 feet. A carport can serve as required parking only in limited situations: Section 28-164(h) lets a carport substitute for an enclosed garage for homes not originally built with a garage or in neighborhoods of carport homes; otherwise Section 28-164(a) requires an enclosed two-car garage. Parking spaces under a carport must still meet the 9.5-foot-by-20-foot minimum of Section 28-165(a). Because attached carports can affect setbacks and lot coverage, and because many Avondale subdivisions have HOA rules limiting carports, owners should confirm requirements with Avondale Development Services before building.
A carport that violates required setbacks in a single-family district, exceeds the 15-foot accessory height limit, or is built without required permits is a zoning or building violation. Avondale Code Compliance may require modification, relocation, or removal, and unpermitted attached carports may need after-the-fact permits.
