If a carport or accessory building is attached to the residence, it must meet the development standards required of the residence itself. Attached carports may be located within the side-yard setback. Where a private garage or carport sits within a side-yard setback and takes access from a side street, with the door or open side facing that street, it must be positioned so there is a minimum of 10 feet of driveway distance between the side lot line abutting the street and the garage door or the closest portion of the carport opening onto that side street. In the SF Single Family zone (BMC Chapter 17.16), detached carports on interior lots may be located within the rear-yard setback. Carports, like other accessory structures, must generally stand at least 7 feet from the main building or another accessory building. Because a covered parking space can satisfy off-street parking requirements (Chapter 17.88), a carport is often used to provide required parking when a garage is converted to other uses.
Building a carport that encroaches beyond permitted setbacks, blocks the required 10-foot side-street driveway clearance, or is erected without a building permit can prompt code enforcement requiring correction or removal. Enclosing a carport into habitable space without permits is unpermitted construction.
