A carport larger than 200 square feet, attached to the principal structure, on a permanent foundation, or with electrical service or lighting requires a building permit, and construction must comply with the Utah Residential Code (IRC-based) as adopted by Eagle Mountain. Drainage onto neighboring property and obstruction of clear-vision triangles at driveway/street intersections are also subject to the city's site standards. Master planned communities and individual subdivisions may impose stricter design rules through CC&Rs that are enforced privately by the HOA in addition to city code.
Installing a prefabricated metal carport in a front yard, building a carport that exceeds the residential zone's height limit or encroaches into a required setback under EMMC 17.25.040, or constructing a carport over 200 square feet (or with electrical service) without a building permit are enforceable violations. Eagle Mountain Neighborhood Improvement and Building Division may issue notices of violation, citations, and orders to correct, and may require relocation, modification, or removal of non-compliant carports.
