Escambia County's Land Development Code allows attached or detached carports of any material, but they must meet zoning setbacks, may encroach into the front yard only if at least 10 feet from the front property line, and generally need a building permit.
LDC 4-7.3(b)(2) specifically addresses carports in unincorporated Escambia County. A carport, attached or detached, is allowed as an accessory structure regardless of construction material, provided it meets the zoning district's setbacks, except that it may encroach into a required front yard if it stays at least 10 feet from the front property line. The carport must not be barred by private deed restrictions, must obtain minor site-development approval and comply with building codes, and needs a building permit unless it is a portable carport covering less than 400 square feet. Carports may not be attached to a mobile home. On Pensacola Beach, additional SRIA Board approval applies to residential accessory structures. The City of Pensacola sets its own carport rules
A carport that violates setbacks, lacks a required permit or minor site-development approval, or is attached to a mobile home is enforced by Escambia County Code Enforcement, which can require permitting, impose fines, or order removal or relocation.
