Isleton requires every dwelling on a non-mobile-home lot to have a garage or carport (Zoning Code Sec. 1205.B.1). Detached garages and carports on the front half of the lot must use approved roofing materials (wood shakes, asphalt or wood shingles, clay/tile/concrete/metal tile, slate, or built-up asphalt-gravel). Alley-accessed garages and carports must be set back at least 27 feet from the opposite alley right-of-way line.
Isleton's zoning rules for carports and detached garages appear in the Zoning Code (Appendix A of the Isleton Municipal Code). Article 12, Section 1205.B (Manufactured and Second Housing Units / general residential design standards) provides at Sec. 1205.B.1 that 'a garage or carport shall be provided for every dwelling located on a lot which is not part of a mobile home subdivision.' Sec. 1205.B.4 limits roofing materials for detached structures on the front half of the lot to wood shakes, asphalt, composition or wood shingles, clay, tile, concrete or metal tile, slate, or built-up asphalt-gravel materials. Sec. 1205.B.5 requires exterior siding on detached garages on the front half of the lot to be wood, masonry, concrete, stucco, mason, or metal lap. Article 13 (General Provisions and Exceptions) provides further measurement and yard rules: Sec. 1304 establishes how required yards are measured (minimum horizontal distance from the property line), and Sec. 1305 provides specific encroachment limits - architectural features such as sills, chimneys, fireplaces, cornices, and eaves may extend into a required side yard not more than 36 inches and into a front yard not more than six feet. For lots that take access from an alley, garages and carports must be located a minimum of 27 feet from the opposite alley right-of-way line, which functions as a back-up/maneuvering setback. Article 11 (Off-Street Parking and Off-Street Loading Facilities) sets the minimum off-street parking count that the carport or garage helps satisfy. A building permit is required from the Isleton Community Development Department for carport construction, and historic-district properties may require additional historic preservation review.
Construction without a building permit, use of non-approved roofing or siding materials on front-half detached garages or carports, or encroachment beyond the limits in Sec. 1305 can be cited as zoning and building code violations. The city may require correction, removal, or imposition of administrative fines under its general code-enforcement authority.
