South Fulton's Zoning Ordinance lists detached carports as accessory structures customary to a dwelling (Section 303.02). In residential districts they may be placed in the rear or side yards but not within a minimum (required) yard, per the placement rules in Section 403.03(f). Setbacks follow the zoning district in Table 4-1.
South Fulton regulates carports through its own Zoning Ordinance (Appendix C). Section 303.02 expressly lists "detached carports" among the accessory structures customary to a single-family dwelling, alongside detached garages, tool sheds, gazebos, and pool houses, and refers to Article 4 for setback restrictions. Under the placement rules in Section 403.03(f), accessory structures in agricultural and residential districts may be located in rear or side yards but not within a minimum yard. A carport that is part of, or attached to, the principal dwelling is treated as part of that structure and must meet the principal-building setbacks. The Code also addresses carports in its parking provisions: garage and carport spaces may count toward the minimum required off-street parking spaces (Article 6), and required parking is generally located in a garage or carport or adjoining the end of a driveway. There is no separate height cap specific to carports, but residential accessory structures may not exceed 40 feet in height (Table 4-1, footnote 8). Construction requires a building permit from the Department of Community Development and Regulatory Affairs, and the carport may not be the only structure on a lot (Section 402 requires a principal structure first).
Erecting a carport within a required minimum yard, exceeding height limits, or building one without a principal dwelling violates the Zoning Ordinance and can lead to code-enforcement action and removal orders.
