For single-family dwellings, Section 9263(g) requires two parking spaces within a fully enclosed garage for homes with four or fewer bedrooms and three spaces for homes with five or more bedrooms. Because the code specifies a fully enclosed garage, an open carport does not by itself meet the required parking for a single-family home, though carports appear in the code's dimensional standards for covered parking generally. Reported standards in Section 9266 and Section 9268 set residential garage and carport interior dimensions around 20 feet by 10 feet for a single space (with door openings of 8 feet for one car and 16 feet for two), and a standard two-car garage at roughly 20 by 20 feet. Driveways serving these structures within the front-yard setback must be a minimum of 12 feet and a maximum of 24 feet wide (up to 30 feet for three or more vehicles) under Section 9267, with a minimum 25-foot unobstructed back-up area. A carport placed in Old Town's Cultural Resources District also requires Design Review and a Certificate of Appropriateness. Relying on a carport to meet required single-family parking, building a carport that violates dimensional or setback standards, or installing one in the Cultural Resources District without a Certificate of Appropriateness can lead to code enforcement, denial of permits, and orders to add an enclosed garage or remove the structure.
