Euless, TX Accessory Structures: Tiny Homes (2026)

Tiny-home living arrangements are constrained in Euless by two code pathways. A tiny home on wheels (THOW) built to RVIA or Park Model Recreational Vehicle standards is classified as a recreational vehicle or park model, not a permanent residence. RVs cannot be used as a dwelling on a residential lot and can generally only be stored in a side or rear yard subject to the RV-storage rules in the UDC; they cannot be occupied on-site long-term. A permanent foundation-mounted tiny home — typically 400 square feet or less — must comply with the full adopted International Residential Code including Appendix Q, and the city zoning code minimum dwelling size. Many Euless residential districts set a minimum main-dwelling size that exceeds typical tiny-home footprints, which effectively blocks placement on a standard single-family lot. A permanent tiny home placed as a second unit behind a main home is treated the same as an ADU and therefore not allowed. Manufactured HUD-code mobile homes are limited to specifically zoned manufactured-home districts. HOA covenants commonly impose their own minimum square-footage thresholds that exceed the zoning floor.
