Euless, TX Accessory Structures: ADU Rules (2026)

Accessory dwelling units, granny flats, casitas, garage apartments, and similar second-living-unit arrangements are not permitted on single-family zoned lots in Euless. The Euless Unified Development Code defines dwelling units by the presence of independent living facilities including a kitchen, bathroom, and sleeping space, and defines duplex and multifamily uses as any lot containing more than one such unit. Single-family districts (SF and similar) allow only one dwelling per lot. A homeowner cannot legally build or operate a second complete living unit — with its own kitchen — behind the main home or inside the main home without rezoning to a multifamily category or securing a specific-use permit, both discretionary. Accessory structures such as detached garages, pool houses, and workshops are allowed but cannot include a full kitchen (cooking appliances plus plumbing) or be occupied as a residence. Unlike California and Washington where state laws (SB 9, HB 1337) force cities to allow ADUs, Texas has no ADU mandate, and cities retain full authority. HOAs commonly layer additional restrictions. Enforcement is complaint-driven through Code Enforcement, with penalties starting at a notice to cease use and escalating to daily fines for continuing violations.
