Paramus residential zones R-75 and R-100 cap building coverage at 25% and total impervious coverage at 50%. The Neighborhood Business zone allows 80% impervious; Conservation/Recreation just 20%.
Paramus Chapter 429 sets distinct building coverage and impervious surface caps for each zone. In the R-75 and R-100 Residential One-Family zones, building footprint coverage cannot exceed 25% of the lot, and total impervious coverage including driveways, patios, and walkways may not exceed 50%. The R-AH Affordable Housing Zone permits up to 60% impervious surface coverage. The Neighborhood Business (NB) zone limits building coverage to 15% but allows up to 80% impervious coverage to accommodate parking. The Conservation/Recreation (CR) zone is the most restrictive at 5% building coverage and 20% impervious coverage.
Exceeding coverage limits will block zoning approval and certificate of occupancy. Stormwater enforcement may also follow excessive impervious surface installation.
