Garfield caps how much of a residential rear yard may be covered by detached accessory buildings, in addition to district-specific lot coverage percentages set by zone.
Chapter 341 of Garfield's zoning code limits building area, lot coverage, and minimum habitable floor area according to district standards in Article V and the Zoning Chart of Requirements. Article IX adds that detached accessory buildings in residential districts, or on lots adjoining residential districts, may occupy in the aggregate up to 30 percent of the rear yard area and must remain at least three feet from any side or rear lot line. Accessory buildings cannot be placed within 50 feet of the front lot line.
Exceeding district lot coverage maximums or letting detached accessory structures cover more than 30 percent of the rear yard violates the zoning code and may require removal or denial of permits.
