Garfield requires every building to comply with district-specific yard, lot width, and area regulations, with extra setbacks for properties along railroad rights-of-way.
Chapter 341 of Garfield's zoning code prohibits erecting, altering, enlarging, or relocating any building unless it conforms to the yard, lot width, area, and other regulations established for each zoning district. For residential properties adjacent to an active railroad right-of-way, side and rear yard depths must double the standard minimum and never fall below 25 feet measured from the closest rail. Corner lots must provide a street-side yard equal to at least 60 percent of the combined required side yards.
Constructing or expanding a building that does not meet the required yard setbacks is a zoning violation that can lead to stop-work orders, denial of a certificate of occupancy, and required modifications.
