Ridgewood, NJ Building Setbacks & Zoning: Setback Rules (2026)

Section 190-100E, the bulk and lot regulations for the R-125 Single-Family Residence District, sets the Village's most generous single-family setbacks. The minimum front yard is 50 feet, or the mean prevailing setback established under § 190-119A(1)(d) if that produces a different line, a rule amended by Ordinance No. 3973 on November 8, 2023. Each side yard must be at least 20 feet, but Subsection E(4) adds a proportional floor on top of that flat number: the two side yards combined must total at least 33 percent of the lot width, measured at the minimum front yard setback line, so a wider lot needs correspondingly wider side yards even though the per-side minimum stays 20 feet.

The minimum rear yard is 40 feet. These numbers apply on top of the district's other lot standards: a 25,000-square-foot minimum lot area (31,000 for corner lots), a 125-foot minimum lot width, and a 160-foot minimum lot depth, all set out in the same Subsection E. Because R-125 is the Village's largest-lot single-family district, its setbacks are the largest in Chapter 190's residential district table, and any subdivision creating a new lot cannot result in a yard that fails to meet these requirements under § 190-96C.
