Projects in the Critical Area require additional review by the Baltimore Office of Sustainability and must minimize impacts to water quality and habitat. A 100-foot buffer from tidal waters and wetlands must generally be maintained. Development in the Critical Area must also address stormwater management, forest conservation, and habitat protection requirements.
Unauthorized development in the Critical Area can result in stop-work orders, mandatory restoration of disturbed areas, fines, and denial of future permits. The Maryland Department of Natural Resources may also take enforcement action.
