City of Maricopa fences must meet zoning height limits (3.5 ft front, 6 ft residential side/rear), stay no taller than 3 feet within a corner sight-visibility triangle, avoid prohibited materials, and obtain a Zoning Permit. Pool barrier fences must also meet Arizona's ARS 36-1681 standards.
A compliant fence in the City of Maricopa must satisfy several requirements found in MCC 18.80.090 and the city's Fence and Wall Guide. Height limits are 3.5 feet in a required front or street-side yard and 6 feet in residential side and rear yards (8 feet in commercial, mixed-use, and industrial districts). Within a sight-visibility (sight-distance) triangle at street corners and driveways, a fence may be no more than three (3) feet in height unless a waiver is obtained from the hearing officer, to preserve safe sight lines for drivers, pedestrians, and cyclists. A Zoning Permit is required for residential fences and walls under 7 feet. Certain hazardous materials are prohibited (see material restrictions). Fences serving as pool barriers must additionally comply with Arizona Revised Statutes 36-1681, which requires at least a 5-foot barrier, no openings allowing a 4-inch sphere to pass, and self-closing, self-latching gates with the latch at least 54 inches above grade. Because most Maricopa homes are in HOA-governed subdivisions, additional requirements on color, style, setback from sidewalks, and approved materials are common; the city standards are the minimum, and the HOA may add more. Verify both the city permit and HOA architectural approval before installing any fence.
Fences that block corner sight triangles, exceed height limits, or lack a required permit can be cited and ordered modified or removed. Noncompliant pool barriers violate state law and can carry significant liability.
