Mansfield enforces Texas Health and Safety Code Chapter 757 pool barriers: minimum 48 inch non-climbable fence, self-closing and self-latching gates, and pool alarms or door locks on house openings facing the pool.
Mansfield enforces pool enclosure requirements through the Texas Health and Safety Code Chapter 757 (Pool Yards) adopted by reference, together with the Uniform Pool and Spa Code. Any residential swimming pool capable of holding water 18 inches deep or more must be enclosed by a non-climbable barrier at least 48 inches tall measured from the ground on the exterior side of the barrier. Chain link is prohibited for new enclosures because it is climbable; vertical pickets must be spaced so that a 4 inch sphere cannot pass between them, and horizontal rails must be at least 45 inches apart to avoid creating a ladder effect, or the barrier must be detailed with non-climbable features. Gates must be self-closing, self-latching, and open outward away from the pool; latches on gates must be at least 54 inches above grade or shielded to prevent reach-through. Where a dwelling wall serves as part of the barrier, every door leading directly from the house to the pool area must have an alarm or approved door lock. Mansfield Building Services inspects pool barriers at framing and final; an occupancy or final inspection for a pool cannot pass until the barrier complies. Pool companies operating in Mansfield - including major DFW builders - apply these standards as a baseline across every project. HOA covenants in master-planned communities often add cosmetic requirements on top of the safety-focused state standard.
Stop-work or no-final-inspection until compliant; Class C misdemeanor citations up to 500 dollars per day; possible civil liability under TX H&S 757 for non-compliance leading to injury.
