Mansfield, TX Fence Regulations: Height Limits (2026)

Mansfield's fence requirements bundle together the Unified Development Code standards on height, setback, easement, sight-triangle, and finished-side placement. Fences on residential lots must keep within the 4-foot front, 8-foot side and rear limits, stay out of public utility and drainage easements unless the utility consents in writing, and preserve sight triangles at corner intersections and driveways. Solid wood privacy fences must present the finished side outward to the adjacent street or public right of way, with the structural posts and rails facing inward toward the lot owner; this is enforced when a fence fronts a public street.

Materials allowed for residential fencing include cedar and pressure-treated wood, wrought iron, tubular steel, masonry, stone, and vinyl; barbed wire, razor wire, and electric fences are prohibited in residential zoning districts and allowed only on agricultural or industrial zoning with the proper permit. Chain link is allowed in rear yards but commonly restricted in front yards and is not permitted as a pool barrier. Temporary construction fencing on active residential building sites must be installed at the start of construction and maintained until final inspection.

HOA covenants in Walnut Creek, Mira Lagos, South Pointe, and M3 Ranch commonly require black wrought iron with masonry columns along golf course and greenbelt frontages and stricter cedar fence standards elsewhere.
