Smoke alarms are required in all residential dwellings in the City of Fairfax under the Virginia Uniform Statewide Building Code and Virginia Code Section 15.2-922. Alarms must be installed outside each sleeping area, inside each bedroom, and on every level. New construction since 2015 requires interconnected, hardwired alarms with battery backup. Rental units must have functioning detectors at each change of occupancy.
The Virginia Uniform Statewide Building Code (USBC) adopts the International Residential Code provisions requiring smoke alarms in all residential dwellings. In the City of Fairfax, alarms must be installed in each sleeping room, outside each separate sleeping area in the immediate vicinity of bedrooms, and on each additional story including basements and habitable attics. Dwellings constructed or substantially renovated since the 2015 USBC update must have hardwired, interconnected alarms with battery backup so that activation of any alarm sounds all alarms in the dwelling. Existing dwellings without hardwired systems may use battery-powered alarms, but replacement alarms in homes built after 1983 should be 10-year sealed lithium battery models per Virginia Code Section 36-99.3. For rental housing, Virginia Code Section 55.1-1227 requires landlords to provide functioning smoke alarms at the commencement of tenancy and maintain them, though tenants are responsible for routine battery replacement unless otherwise agreed. Carbon monoxide alarms are required in dwellings with fuel-burning appliances or attached garages under USBC Section R315. The City of Fairfax Fire Marshal enforces compliance through inspections triggered by complaint, rental inspection programs, or incident response. Tampering with or disabling a required smoke alarm is prohibited.
