Commercial vehicles in the City of Fairfax are restricted from overnight parking on residential streets and in residential zoning districts. Vehicles over 12,000 pounds gross vehicle weight, tractor-trailers, and equipment trailers are generally prohibited from residential areas. Limited exceptions exist for active loading, deliveries, and service calls.
The City of Fairfax prohibits commercial vehicle parking in residential districts under Chapter 98 of the City Code and the Zoning Ordinance. A commercial vehicle is generally defined as a vehicle with a gross vehicle weight rating exceeding 12,000 pounds, a vehicle with commercial advertising exceeding specified dimensions, dump trucks, tow trucks, construction equipment, or any tractor-trailer combination. These vehicles may not be parked on residential streets or on residential property overnight. Exceptions include: active loading or unloading (typically up to 2 hours), performing a service at the property such as a plumber or contractor on a service call, and emergency response vehicles. Panel vans and pickup trucks under the weight threshold used for personal transportation are generally allowed. In commercial and industrial zoning districts, commercial parking is permitted consistent with use. Businesses operating from residential property as home occupations are specifically prohibited from parking commercial vehicles or storing commercial equipment at the home under zoning ordinance home occupation standards. Violations are civil penalties and vehicles may be towed at owner expense after warning. The City coordinates with Virginia State Police and Fairfax County Police on commercial vehicle enforcement including weight and registration checks.
