Before any home sale or transfer, the seller must obtain a Smoke Certificate from the local fire department (Cambridge, Somerville, Newton, Lowell, etc.) confirming compliance; inspection fees run 50 to 100 dollars. Rental units are inspected at change of tenancy in some communities. Replacement is required every 10 years. Failure to comply prevents closing of sale.
